Very pleased to announce I’ll be self-publishing another book on Amazon in the very near future! Collect Rent, Don’t Pay It: A Beginner’s Guide to Rental Property Investing will share the successes and challenges my wife and I have encountered in our almost 15 years as amateur rental investors.

Over 150 pages packed with step by step on how we acquired and continue to manage our investment portfolio! More importantly, the book is full of “tools of the trade” including spreadsheets, examples on determining capitalization rate, lease verbiage and rental applications. A reader can easily modify this content for their own use!

“Collect Rent” starts by introducing why investing in real estate is a financial truth for the average American to build wealth. We then begin a sequential “how to” on what it takes to get started with rental property investing.

Chapters include all aspects of setting the conditions, selecting the best property, establishing a relationship with tenants, maintaining the investment, bookkeeping and taxes as well as growing and securing the investment. 

But what makes me qualified to share thoughts on investing in real estate? I am obviously not a multi-billion-dollar investor. I still have a day job and I certainly don’t have any get rich quick strategies. Quite the contrary, our journey in rental property investment is a long-term commitment.

Unlike socking away money in an investment account, real estate takes near daily decision making or action. I always chuckle when I hear folks talking about rental property as “passive” income. While the IRS may consider it passive, it is more accurately, a full-blown side business!

My wife and I are average Americans who grew a successful rental property portfolio from scratch. We went from zero units to 17 in 14 years. Our initial investment turned into a successful business and guaranteed financial security for our family.

Small potatoes by some standards and I will be the first to admit we still have a lot to learn, but overall I’d say we’ve done pretty well. And we are not the only ones. The simple principles in “Collect Rent, Don’t Pay It” are not secrets and have been applied by countless others.   

Some may ask, “why a self-help book about real estate, especially now?” True, these are uncertain times we are in. But I think that is exactly the reason why real estate ownership is a financial truth and more important now than ever.

Stocks, commodities and “crypto” may ebb and flow but citizens of planet earth will always have a basic human need for shelter. This makes real estate a much less riskier investment.  

Also, I’ve blogged previously about the personal therapeutic benefits writing has provided for me in my post military life. I love writing books!

But most importantly, to answer, “why a real estate self-help book”, I am trying to give something back by sharing what we’ve learned in a straightforward and easy to follow book.

We’ve been successful with rentals but it didn’t come easy. We learned (and continue to learn) a lot by trial and error. I am excited to share our lessons learned with the aspiring rental property investor! I hope my book will help someone to embark on the journey but avoid the scar tissue we’ve encountered. “Collect Rent, Don’t Pay It” is not the final answer on real estate investing, but it is a great place to start!
